Airyod

A medina house, not a shop window

Airyod started from a simple observation: between the photographed dream riad and the real building site lies a gap nobody describes to the buyer. Advertised surfaces are not measured surfaces, the title has been "in progress" for years, and the works quote doubles along the way.

We took the problem from the other end: one price, stated before the viewing, covering everything down to the bed linen. What we do not yet know, we write on the listing anyway.

We work with Marrakech craftsmen, a heritage architect and a local notary. The building site supports the neighbourhood that will host your riad — it is the only way to be welcome there afterwards.

We show the building as it is

The roof to redo and the plumbing to replace are written on the listing, next to the original zellige.

We promise no yield

We publish the assumptions and the arithmetic. You judge whether they look achievable.

We stay after handover

The first winter in a renovated riad always reveals something. We are still there to deal with it.
