Investing in the Marrakech medina
Eleven kilometres of ramparts, a World Heritage site, and tourism with no real low season. Here is what that means for a buyer.
A closed market, an open demand
The medina has been a UNESCO World Heritage site since 1985. Its perimeter is fixed: every renovated riad is taken out of the stock of houses to rehabilitate, and nothing replaces it.
Marrakech-Menara airport connects the city to most European capitals in three hours or less. That is what turned the Marrakech guest house into a year-round business rather than a seasonal asset.
Buying in the medina means buying an old structure. Its condition, the width of the derb and the nature of the title weigh as much as the floor area. That is why our listings show them before the price.
Getting there, living there
- Marrakech-Menara airport, 15 minutes from the medina
- Marrakech ONCF station, on the Casablanca — Tangier line
- Vehicle access up to the gates; the derbs are walked or served by cart
- Clinics, international schools and shops in Guéliz, ten minutes away
